Where are you located? This is important as each of the USA states have different rules. While I am not an attorney I do know you can get a power of attorney for your mother even if she is not able to phsyically write or sign. Get a lawyer to help you with this. Also bear mind that a 'power of attorney' will give you what you need short term, but it is no longer valid upon the principle's death. Again, a lawyer can help you with this as it is very important you consider all aspects of the assets your mother has.
